Located just south of Downtown Grand Rapids, 336 Hall St SE is a 4,320 SF historic brick commercial building on 0.10 acres that had been owned by local investor Cal Jen LLC for more than a decade. As retirement shifted the owner’s priorities, the decision was made to sell the property while finding a buyer who would put the building to good use and make a positive impact on the community. Today, the building is set to become a nonprofit community center serving the neighborhood.

An Unexpected Challenge

The property drew strong interest early in the sales process. However, that changed when plans emerged to redevelop the adjacent library-owned parking lot. Without the lot as a reliable long-term parking option, both the property’s value and the pool of potential buyers changed significantly. Rather than focusing on the setback, the team adapted its approach to a different strategy.

Looking at the Property Differently

The idea was to repurpose the rear garden into six additional parking spaces, giving future owners flexibility while helping buyers see beyond the immediate parking challenges. This approach led to the right buyer, and the property sold to an organization planning to establish a nonprofit community center. For the seller, the outcome meant knowing the building would make a positive impact on the surrounding community for years to come.
